Lake Carolina was LandTech’s Columbia flagship mixed-use planned unit development. As the founder, manager and the master developer of this 1,679-acre lakefront development, LandTech sought to create a community much like its Charleston flagship. At the outset, it created a grand entrance and information center that would hallmark the community, and then set about creating a community with systems and features in place that would provide lifestyle opportunities unmatched in the Midlands of South Carolina, and would protect and enhance the built-in value against the passage of time. It achieved its objective.

LandTech turned the legend of urban living of yesteryear into an everyday reality for residents, and did so by drawing on the best suburban traditions to offer residents a choice of secluded, architecturally distinctive neighborhoods in a range of prices and housing options, from imposing single-family lakefront and lakeview homes to traditional family homes in quiet, self-contained wooded neighborhoods separated by green spaces and protected natural wildlife habitats. And, accomplished it in an environmentally sensitive fashion, one that balanced the needs of people with the obligation for care and protection of the environment.

To create a safe environment for walking, hiking or biking for young and old alike, sidewalks and bike paths link every aspect of the community, from individual neighborhoods to the 200-acre recreational lake, the town center and village square, the elementary and middle school campus, the swim club and all other amenities, culminating in a totally family-centered community, one that combines the conventional suburban elements with traditional ideas—providing the comforts of community living along with the convenience of downtown.

With the principal community infrastructure at a cost of approximately $50 million completed in just over seven years, LandTech sold its interest in Lake Carolina in January 2004. Although LandTech does not now have a financial or managerial interest in Lake Carolina, it has exceptional pride in the community and without reservation recommends it as a “must see” community before anyone purchases a new home in the Midlands. It does stand above all else.
