South Brook is a 63-acre tract located in the White Knoll area of Lexington County, in Lexington School District One, which consistently ranks as one of the top school districts in the State. Its location provides easy access to both downtown Lexington and Columbia within fifteen to twenty minutes. I-20 is within a minute of the main entrance to Southbrook, I-26 within ten minutes, and I-77 within fifteen minutes.

South Brook will consist of 225 single family homesites and will include approximately 90 townhomes, most of which are located on cul-de-sacs off South Brook Drive. Beazer Homes has contracted to purchase all of the single family homesites and is currently building homes in two distinctive price ranges. The American Dream series is being constructed in Hunter's Ridge with prices from the $130s. The Capital series is being constructed in Autumn Chase with prices from the $170s.

The community infrastructure, which are now complete, consists of a heavily landscaped main entry feature with an entry boulevard that extends to a roundabout fronting the amenity center housing a swimming pool with summer kitchen and bath facility and a tot lot. The community also includes a 5.8-acre commercial component for potential retail outlets, but it will not be developed until the residential component is completed.

Consistent with our standard operating principles, South Brook is being developed in a carefully planned and architecturally controlled manner. The community will be governed by strict architectural and landscape standards contained in lifetime covenants of the community to protect and enhance the value that has been created by the development of the master plan. Included in these standards will be a requirement for architectural approval, standardized lighting, signage and mailboxes. These restrictions are one of the many characteristics that will distinguish South Brook from communities developed by others in Lexington County.

US Group, a seasoned and experienced regional civil and site design/build engineering group, has been engaged to design and construct the infrastructure in accordance with local guidelines, regulations and sound engineering principles. US Group was our design/build engineer for Lake Carolina in Columbia as well.
