
While the Company principally acquires and develops land for its own purposes, it operates in a family of related companies, which provide ancillary services to homebuilders and property owners in the communities it develops, such as marketing and selling new and owner-occupied homes and association and property management services. In a secondary role to its core business, LandTech also continues with its initial line of business providing management services on troubled real estate assets to financial institutions. It also operates marketing and selling services to homebuilders in the communities it develops and association management services to the community's property owners. From time to time, it may also provide development management services to third parties when such services do not compete with its own developments.
Indeed, our background runs the gamut of troubled real estate asset management and real estate development and construction management for third parties as well as development of primary
residential communities and resort communities for ourselves from Colorado down to Florida and up to Pennsylvania. For the past 15 years, our core business has been the development of primary residential communities in the Carolinas for ourselves. In fact, we often refer to ourselves as builders — not of homes — but of pre-planned, family-style communities, although as noted above LandTech has continued with its initial line of business providing management services to financial institutions to lenders who have large real estate special assets holdings.
Currently, LandTech is engaged by a large national financial institution to research, inspect, catalogue, analyze and make disposition recommendations on its REO. Since January 2009, LandTech has been engaged by national and community banks to complete this identical task for 85 developments. It is through this experience that a “Comprehensive Due-Diligence System” has been developed and perfected.
Also, LandTech’s Special Asset and REO Management affiliates have been named by the appropriate jurisdictional courts as the Court Appointed Receiver of the following properties:
- The Peninsula at Rehoboth Beach, Delaware - The Peninsula is on the Indian River Bay and is a magnificent 750+ acre gated resort community featuring Delaware’s first private Jack Nicklaus Signature Golf Course.
- 12 Oaks at Holly Springs, NC - 12 Oaks is a 687-acre master planned community, featuring a Nicklaus-designed golf course. Holly Springs is in the Research Triangle Area, 18 miles from the Triangle Park.
- San Rio Beach and River Club at Shallotte, NC – San Rio is a 728–acre master-planned, resort-style community, planned as a Caribbean-inspired, gated community in this North Carolina coastal town of Shallotte.
